Rent & Income Guidelines
Comfortable Living. Straightforward Qualifications.
At Carriage House Apartments, we believe a comfortable home should also be a great value. Our income-qualified apartment homes offer desirable features, convenient amenities, and established monthly rental rates designed to make quality living more attainable.
We follow a straightforward qualification process based on household size and annual income, and our leasing team is here to help you understand the guidelines every step of the way.
How Are Income-Qualified Apartments Different from Income-Based or Affordable Housing?
Unlike housing programs where monthly rent is calculated as a percentage of your income, our income-qualified apartments have established rental rates. Your household income helps determine whether you qualify for an apartment, but it doesn't determine how much rent you'll pay. We follow a straightforward qualification process based on household size and annual income, with eligibility generally limited to households earning no more than 80% of Area Median Income (AMI).
What does that mean for you?
You can enjoy the features, amenities, and conveniences of a traditional apartment community at an attainable monthly rent, with clear income guidelines and no surprises about how your rent is calculated.
How Income Qualification Works
Carriage House participates in an income-qualified housing program serving households earning up to 80% of Area Median Income (AMI). Eligibility is determined by comparing your household's qualifying annual income with the income limit established for your household size.

Your Rent Is Not Calculated as a Percentage of Your Income
One of the benefits of living at Carriage House is knowing what to expect. Monthly rental rates are established for each apartment, rather than calculated as a percentage of your individual income. Household income determines eligibility, while the advertised rental rate tells you what you can expect to pay for your selected apartment, excluding applicable additional charges.
